Industrial and Business Parks

Muncie-Delaware County has four industrial parks offering hundreds of acres of fully serviceable sites. The Airpark Industrial Park, Industria Centre Industrial Park, Park One Business Park and Ag Bio Vision Park all have attractive sites available at affordable prices. The Airport Development Zone also offers hundreds of acres of land to companies wanting to locate near an airport.

Park One Business Park

Park One Business Park is strategically located on Interstate 69 at Exit 241, and is home to Mursix Corporation and Save-A-Lot Distribution Center.

The park encompasses 280 acres of land, with more than 1,000 additional acres of land that could be made available for development. A 1,300 acre Tax Increment Finance (TIF) district is in place.

Industria Centre Industrial Park

Industria Centre Industrial Park is a 906 acre park with fully-serviced sites, including three certified sites. Within the park there are two Community Revitalization Enhancement District (CRED) zones. A Tax Increment Finance (TIF) district is in place covering 1,476 acres of land.

The park includes companies such as Progress Rail Services, Magna Powertrain Muncie, and Midwest Metal.

Airpark Industrial Park

Airpark Industrial Park is located adjacent to Johnson Field Airport and is in the “Mall TIF District”. The park is more than ninety percent full. Sites of 15-acres or fewer are available.

AG Bio Vision Industrial Park

AG Bio Vision Industrial Park is an 800-acre site currently zoned for agriculture-related business development. A TIF District has been formed to help finance the extension of utility lines and the road system.

Shell Building Program

Muncie-Delaware County has an ongoing “shell building” program that offers businesses the opportunity to save 120-180 days in construction time. The buildings are constructed for maximum flexibility and are designed for easy expansion. The community has a successful shell building program, with a track record of attracting companies such as Magna Powertrain, Navient, and Keihin Automotive. Currently, there is a shell building completed and available in a well-funded TIF district in the Industria Centre Industrial Park, and can be customized to the specific needs of a new or expanding company. More information.
